What does UDR pay per share over the years shown?

UDR (UDR) dividend per share: $1.45 paid in 2021, $1.72 in 2025; our forecast: $1.78 in Oct 2029; dividend yield 4.9 %

The dividend stays at the declared annualized rate of $1.74 through October 2027. The base case then increases it to $1.76 and $1.78, close to the recent 1.2% growth pace.

What this means. The adjusted funds from operations per share figure is the trust’s own version of profit, so its 77.5 percent payout means dividends used 77.5 cents of each dollar of that company-defined profit.

Does UDR's cash cover its dividend, and where does the cash go?

From 2021 through 2025, cash from operations exceeded dividends every year. That proves dividend coverage, not complete funding of the business: apartments still require renovations, equipment replacement and other capital spending.

Across the five years, operations generated approximately $4.096 billion. Dividends used approximately $2.584 billion, while development and capital spending absorbed approximately $1.813 billion and acquisitions another $1.751 billion. Property sales supplied approximately $1.119 billion. The pattern shows why dividend coverage and full investment funding are separate questions.

What could change UDR's dividend?

The bear case cuts the dividend to $1.70 and holds it there because expenses and financing costs could reduce coverage. The bull case raises it to $1.80 and then $1.87 as rent growth and lower financing strain support faster increases. The current payout remains supported by 2026 FFOA guidance, but first-half AFFO payout was 77.7%.

What is UDR's dividend yield at today's price?

FFO is not spendable cash. UDR reported $2.54 of FFOA per share in 2025, but AFFO was $2.22 after recurring capital spending. The difference represents money needed for renovations, roofs, and other work that keeps communities competitive. Its 4.9% dividend yield is also below the 5.91% average for tracked apartment REITs, so investors need both income and eventual growth to justify the price.

From the full memo · 1. The business

UDR, Inc. sells apartments: a resident pays for a home, services and a chance to renew, while UDR pays to run the buildings and finance, improve and own them. The business looks simple from the front door, but its economics depend on occupancy, effective rent, turnover, ownership structures and the costs between rent collected and cash available to shareholders.
