How much cash does Invitation Homes really make?

The cash-flow statement shows why the definition matters. Operating activities provided $1.206 billion in 2025. The company also spent $242.8 million on other house-related capital expenditures and $752.9 million on property acquisitions. Those figures do not match the AFFO deduction because the classifications and scopes differ.

The share count is a material part of the forecast. Buybacks raise AFFO per share without raising total AFFO, while stock awards add shares. The company had repurchased 36.9 million shares by October 27, 2026, and had authorized another $500 million programme, but management made future purchases conditional on discounts to home value and balance-sheet needs.

What this means. The trust’s adjusted funds from operations is its own way of measuring profit, so it may not match the amount another analyst calculates.

What does an investor pay for Invitation Homes today?

Real-estate investors often use FFO, or funds from operations, instead of ordinary accounting earnings. FFO adds back property depreciation and removes certain gains and losses from selling homes. AFFO goes further by subtracting recurring spending needed to keep homes rentable. The stock trades at 15.7 times FFO and 16.3 times AFFO. Its 4.5% dividend yield is a separate cash payment, not an addition to the AFFO yield.
