Is Equinix's dividend covered by its cash?

Equinix covers its dividend on AFFO, but its expansion program exceeds internally retained cash. A REIT owns or operates income-producing property and follows special tax and distribution rules; it generally must distribute 90% of taxable income to retain its tax status. That requirement concerns taxable income, not AFFO or all operating cash flow.

Operating cash flow was $3,911 million in 2025, but purchases of property, plant and equipment were $4,311 million. Dividends absorbed another $1,856 million, creating a funding gap before real-estate acquisitions of $994 million and other investing flows. This does not prove that the existing estate cannot fund upkeep. It shows that the expansion program is larger than internally retained cash.

− Development and capital spending4,3113,0662,7812,2782,751.512

What this means. Even though cash from daily business covered the dividends, the company still borrowed money to help pay for acquisitions and development and capital spending.

What could change Equinix's dividend?

The dividend grows more slowly than recent AFFO in the base case. It reaches $21.87 per share in the first window and $23.63 in the second. It reaches $25.52 by the final window. This uses 8% annual increases, below the latest 10% increase, because 2025 operating cash flow of $3,911 million was below property spending of $4,311 million.

The view would move toward the bear case if grid congestion delays commissioning during 2027–2028, or if sold-but-not-installed capacity accumulates through 2029. Higher refinancing costs, continued construction spending, and no buybacks would add pressure.
